{"id":8659,"date":"2019-01-19T16:24:07","date_gmt":"2019-01-19T15:24:07","guid":{"rendered":"https:\/\/www.smolio.ch\/wissen\/advance-withdrawal-for-home-ownership-wef-home-ownership-promotion\/"},"modified":"2024-09-17T08:34:10","modified_gmt":"2024-09-17T06:34:10","slug":"advance-withdrawal-for-home-ownership-wef-home-ownership-promotion","status":"publish","type":"post","link":"https:\/\/www.smolio.ch\/en\/wissen\/advance-withdrawal-for-home-ownership-wef-home-ownership-promotion\/","title":{"rendered":"Advance withdrawal for home ownership (WEF) \/ home ownership promotion"},"content":{"rendered":"<span class=\"span-reading-time rt-reading-time\" style=\"display: block;\"><span class=\"rt-label rt-prefix\">Lesedauer<\/span> <span class=\"rt-time\"> 2<\/span> <span class=\"rt-label rt-postfix\">Minuten<\/span><\/span>\n<p data-block-type=\"core\"><span style=\"font-weight: 400\">Early withdrawal for home ownership (WEF) means that you <\/span>use <span style=\"font-weight: 400\">your <\/span>pension assets before retirement to finance owner-occupied residential property<span style=\"font-weight: 400\">.\nDazu kannst du Mittel ganz oder teilweise auszahlen lassen oder verpf\u00e4nden.   <\/span><\/p>\n\n<!--more-->\n\n<p data-block-type=\"core\"><span style=\"font-weight: 400\">&#8220;Anything goes&#8221;: you can use funds from all sources.\nRegardless of whether they come from mandatory or non-mandatory occupational benefits insurance, vested benefits policies, vested benefits accounts or pillar 3a.   <\/span>  An advance withdrawal for home ownership (WEF) is therefore a &#8220;cash withdrawal&#8221; from the pension fund or pillar 3a before retirement age in defined cases.<\/p>\n\n<p data-block-type=\"core\"><span style=\"font-weight: 400\">The purpose of the advance withdrawal for home ownership (WEF) is also quite broadly defined <a href=\"https:\/\/www.bsv.admin.ch\/bsv\/de\/home\/sozialversicherungen\/bv\/grundlagen-und-gesetze\/grundlagen\/wohneigentumsfoerderung.html\" target=\"_blank\" rel=\"noopener noreferrer\">by law<\/a>: you can use your pension assets to buy or build residential property, extend or convert it and repay existing mortgages.\nOr you can buy shares in housing cooperatives or similar investments.\nThe residential property must only be <em>owner-occupied<\/em> in <em>your main residence<\/em>, not a fancy vacation home in the mountains or a second home.    <\/span><\/p>\n\n<p data-block-type=\"core\">The WEF advance withdrawal in pillar 3a differs in several ways from the WEF advance withdrawal from the occupational pension plan:<\/p>\n\n<ul class=\"wp-block-list\" data-block-type=\"core\">\n<li data-block-type=\"core\">There is no minimum amount for an early withdrawal in pillar 3a (2nd pillar: at least CHF 20,000).\nThis is ideal for you to reduce a pillar 3a account that is &#8220;too large&#8221; to the desired target amount   <\/li>\n\n\n\n<li data-block-type=\"core\">No blocking period for payments into pillar 3a: you can pay into pillar 3a again the year after a WEF advance withdrawal and claim the tax deduction.\nIn pillar 2, you must first repay the early withdrawal before you can make a tax-efficient purchase <\/li>\n\n\n\n<li data-block-type=\"core\">No repayment obligation for 3a WEF advance withdrawals: unlike a WEF advance withdrawal from the 2nd pillar, no restriction on sale is entered in the land register, nor do you have to repay the advance withdrawal if you sell the property.  <\/li>\n\n\n\n<li data-block-type=\"core\">the 3a WEF advance withdrawal is also not limited in amount.\nThe 3a funds count as free equity, so you could use them to cover your 20% equity requirement of the mortgage lending value for a real estate purchase in full.\nThe situation is different with a WEF advance withdrawal from the 2nd pillar: here you must contribute at least 10% of the mortgage lending value from your own free funds and can then increase this by 10% to the required 20% with a WEF advance withdrawal from the pension fund.  <\/li>\n<\/ul>\n\n<p data-block-type=\"core\"><span style=\"font-weight: 400\">How much money can you withdraw as an advance withdrawal for home ownership (WEF)?\nThis depends on your age: are you younger or older than 50?
